A pest and building inspection are where a pest building inspector goes in and has a look at the condition of the property that you're looking at buying. This could be a property that you've just had an offer accepted on or possibly that you're looking at going to an auction.
They will thoroughly check the property for any significant damage, including both minor and major defects, structural issues, mold, and termite damage and provide you a comprehensive report.
Once you receive the report to review if you have any questions, you may be able to call and just have a chat with them about it. They will generally colour code the categories and put in their comments whether they deem it acceptable or whether it's something you need to look at.
So, the question is do you need a pest and building inspection?
I think you do. If you're looking at buying a property for hundreds of thousands of dollars, what’s a couple of hundred bucks ($350 to $450 in Bathurst area) for expert to go in there and give you advice on the condition of the property. It's important and the main thing that's going to give you is peace of mind.
When I brought my first home, I did a pest and building inspection on our property, and nothing came up adverse. But there were a few little things on there that we probably want to attend to soon. So, at a very minimum, a pest and building report will give you a little to do list.
If a report comes back with something adverse it may give you the ability to renegotiate. E.g. you had an offer accepted on a property, you go in and you find out there's termites. You'll be able to have a look at that and see how much will cost to remove those and request a price reduction.
Another example would be I recently had a customer who had an offer on the property in Bathurst. When the pest and building inspector went in into the shower at the back of the wall, they had a moisture reading. That probably indicated there was a leak of some description at the back of the shower. They were able to renegotiate a price below what he got his offer accepted for, so they had money to fix the problem.
They had an offer accepted at $600,000. They found the damage was going to cost $5000 to fix and got the price reduced to $595,000. So, it just puts you in a position of knowledge to be able to determine whether you want to proceed with that property. If the property is not structurally sound, it's going to cost you $50,000 to fix, you may not want to proceed with this property because it's too much of a hassle.
Understanding exactly what condition your property is in and being comfortable with your buying decision, will give you great confidence in your decision and allow you to move in stress free.
